Foundation Repair Mesquite TX
Slab Repair
           In our line of duty, we also help with cases related to the slab foundation. Currently, we have had the chance to help hundreds of homeowners deal with foundation-related complications. At Foundation Repair Mesquite, we understand how essential a foundation is to any home. As a result, we’re committed to putting more effort into coming up with long-lasting solutions. One thing you must know is that slab foundations are prone to rise and fall, and that’s dependent on the state of the soil beneath.
           Unfortunately, in one way or another, the shrinking and swelling may become too much for the foundation to bear and thus the failure. That’s where we come in the picture, to revive the beauty of your house. We believe that the slab foundation is vital when it comes to stabilizing your home while uplifting the home’s value.
How to tell that your slab foundation needs repair?
           By now, you understand the importance of a foundation to a house. How can I tell that it’s time to call in for assistance from a professional? Well, you don’t need to be an engineer to point out that your foundation requires some repair. There are various signs that you can observe within the slab, which should indicate that you need to give us a call.
Homes, especially those with concrete slabs on top of the soil and trees around, have high chances of foundation failures. The roots of the trees around can cause cracks around the slab. Also, during the hot weather, homes with a shallow footing are likely to develop problems with the slab foundations. Such cases can lead to cracks or uneven foundations, and that’s where we also come in to help raise the region. Other common signs of a failing slab foundation include;
  • Windows and doors failing to open or close
  • External bricks developing some cracks
  • Internal sheet showing cracks
What causes a cracked slab foundation?
           Apart from the trees surrounding your home, a cracked slab may result from things such as;
  • Concrete shrinkage
The foundation is prone to rise and fall naturally, which can lead to cracks. Such cracks should be less of your concern as they mean less harm to your home. For instance, the cracks may emerge once the concrete is poured. However, if the cracks appear months after, you shouldn’t hesitate to call us for assistance.
  • House settlement
Often, the cracks on your slab may be as a result of the ground being unable to support the weight of your house. If this is the case, you may start to notice cracks emerging from all ends, both internally and externally. When dealing with such an issue, we first offer additional support to your house before sealing the cracks.
  • Expansive soil
The cracking you witness on your foundation may be as a result of the clay soil the foundation sits on top. Clay soil is known to be expansive, and that means shrinking when it’s dry and vice versa. This shrinking and expanding can end up causing empty spaces under the foundation and thus sinking the affected area. We deal with such cases by first filling the empty voids before going ahead to seal the cracks.
How we repair failing slabs
  1. Prepare our working area
Our step-by-step procedure starts with preparing the field of action. We begin by taking away the loose pieces of concrete from the sinking or cracked area. By clearing the area, we can get a clear picture of the damaged space.
  1. Reinforcement
We go-ahead and drill equally spaced holes in the affected area. We then insert short rebar pieces in the holes using a hammer.
  1. Some cement paste
At this step, we prepare a mixture of cement and water. The mixture is usually thick like you have when making pancakes. The cement paste is painted on the affected region and the short rebar we had hammered in the holes.
  1. Some concrete
Our fourth step usually involves concrete, which is a vital part of the foundation. We pour a well-prepared concrete in the damaged area. While pouring the concrete, we use wood or metallic equipment to level the field.
  1. Finish the area
The concrete takes a few hours to dry while we wait. Once it’s a bit dry, we usually rub the surface to ensure that it matches the other part of the slab. Once, we are done with the work; we cover the area with a plastic paper to give it time to cure. We always insist that our clients should let the area heal for at least three days. However, the three-day restriction doesn’t mean that you can’t step on the field. The concrete is usually dry before we leave. Therefore, if it’s a must you use the patched area, you shouldn’t be scared. The region can sustain your weight without breaking. However, when it comes to things such as cars, you will have to wait for the three days to be over before driving the vehicle over.
